ALL outside additions to or alterations of Hidden Lakes properties must be approved by the Architectural Review Committee. Please submit a Modification Request Form and a copy of the property plot plan showing the planned addition prior to beginning any project.

ABOUT THE COMMITTEE

MISSION:
The Architectural Committee’s (HLAC) mission is to ensure that the building of high quality of homes in Hidden Lakes continues, and to encourage and monitor external improvements to existing homes so that they meet all CC&Rs (Covenants, Conditions & Restrictions), striving to maintain the image of Hidden Lakes as the premiere planned community in Keller.

PRIMARY RESPONSIBILITIES:
Confer on a regular basis to review plans submitted for exterior improvements (HLAC applications) within the time stipulated in the Declaration.

Give a timely decision, within 30 days and in writing, to all resident HLAC application requests.

Assist the Association Managers and the Board with enforcement of the overall CC&Rs (Covenants, Conditions & Restrictions) of Hidden Lakes and particular village DAD’s (Development Area Declarations), primarily by reporting any suspected infractions.

Verify improvements were completed as approved.

Keep the Communications Committee informed of any changing HLAC guidelines, answers to frequently asked questions and concerns, HLAC application reminders, meeting reports, etc.
